Svenska Bostäder is a municipal housing company with a mandate to provide a diverse and attractive property portfolio in Stockholm. A central part of this mandate is new housing development, contributing to the City’s objective of increasing housing supply. During the 2022–2026 mandate period, the company has been tasked, together with its sister companies, with delivering 3,500 new homes.
High construction costs, stricter regulatory requirements and projects located within already dense urban environments make it challenging to deliver rental housing at reasonable rent levels. To ensure robust investment appraisals and timely project starts, a new build strategy was required, one that is both cost efficient and aligned with the City’s expectations.
Coreco led and facilitated the development of a new strategy for residential development. Together with Svenska Bostäder’s teams for early stage development, new construction and procurement, a joint project group was formed to develop a model enabling the company to continue delivering housing for a broad range of target groups in Stockholm. The strategy establishes the conditions for both cost control and quality in future projects.
