Stadsfastighetsförvaltningen is responsible for developing, constructing and managing the municipality’s preschools. As part of this assignment, the intention was to enter into an agreement with a single contractor covering all projects within a strategic partnering framework for the construction of new preschools.
The project required a way of working that enabled collaboration, flexibility and continuous learning across parallel projects. Demolition of existing buildings, demands for cost efficiency and the need to leverage synergies between projects placed high demands on both organisation and working methods. In addition, a structured model was required to manage two distinct phases: design and cost planning (Phase 1) under ABK 09, and production (Phase 2) under ABT 09.
We established a joint organisation together with the client, where all parties worked in line with the principles of strategic partnering: openness, honesty and clear communication. By using the same team for both projects, we were able to transfer lessons learned and develop efficient working processes that improved time performance, cost control, technical solutions and functionality.
The scope included design and cost planning, demolition of existing buildings and the delivery of two new preschools: Tellusgatan with four units and a production kitchen, and Persiljegatan with three units and a production kitchen. Flexible choices of methods, including the use of prefabricated solutions, enabled optimised overall outcomes that exceeded what is typically achieved through traditional contracting models.
